<p>Now, this is not a scientific study. I did not go out and survey 5,000 real estate investors and determine who were successful and who were not and then look at the characteristics that shape their success (or lack thereof). This is based on years of personal investing experience and what we have learned from other successful real estate investors.</p>
<p>If you lack these traits (or characteristics), there is a good chance you will under-perform as a real estate investor. You don&#8217;t have to have ALL of these, but the more you have, the more likely you will be highly successful.</p>
</p>
<ol>
<li><strong>Passion</strong> &#8211; I feel strongly that if you have passion, real passion about real estate (and investing in it), you will perform better than if you don&#8217;t. We know quite a few investors that are not passionate about real estate that have been successful but they feel worn out and want to leave the business. The only reason they don&#8217;t leave is because it&#8217;s making them money&#8230; but they aren&#8217;t having fun and they aren&#8217;t making as much money as they would (I think) if they were passionate about it. Besides, why spend so much time, energy, focus, and money on something you don&#8217;t love? Life is too short!</li>
<li><strong>Mental strength</strong> &#8211; There are so many times where you may want to just give up because you&#8217;re doing so much heavy lifting mentally. Challenges like insurance issues, and property financing troubles, and tenant challenges are part of the business of real estate investing &#8211; be strong and you&#8217;ll do well. And by the way &#8211; the more physically fit you are &#8211; the better you&#8217;ll perform mentally. That&#8217;s a fact that has been proven by scientific study.</li>
<li><strong>Belief </strong>- No one, and I mean no one will (or should) believe in you as much as you do. If you don&#8217;t really believe that you can be a successful real estate investor, then you may as well stop trying. There will be times when it seems like you are the only one that believes in what you&#8217;re trying to do so you have to be there for yourself! You should also surround yourself with folks that believe in and support you&#8230; but that&#8217;s a different point.</li>
<li><strong>Guts </strong>- You have to be willing to go the opposite direction from the rest of the people you know. You have to be able to make your own decisions and have the guts to take action on them. This is not an easy thing to do especially when you first start out. And, to continue and advance as an investor you will still need guts to try new real estate strategies and techniques.</li>
<li><strong>Integrity</strong> &#8211; Sadly, I have met many folks who have become successful without integrity but I believe that their success is likely only financial. I am confident they don&#8217;t have the relationships nor the personal satisfaction that comes with doing business with integrity. Doing business in a way that treats everyone with respect in turn makes you easier to respect and like&#8230; and makes it easier to attract the folks that will help you grow your business.</li>
<li><strong>Focus </strong>- This is probably the most underrated trait or action for becoming successful. If you lack focus, it is still possible to become successful. Heck, over the years I have had trouble staying focused but I have still performed fairly well in the REI game. But, my lack of focus has certainly played an important role in keeping me from reaching my full potential. And, the best part about focus, along with most of these other traits is you can learn it/them!</li>
<li><strong>Communication</strong> &#8211; If you dislike talking to people, emailing, or just all around don&#8217;t communicate well with others, good luck performing and being successful with real estate. You have to communicate constantly with realtors, mortgage brokers, banks, accountants, lawyers, vendors, buyers, tenants, appraisers, inspectors, contractors, the list goes on and on. If you aren&#8217;t at least somewhat effective at not only getting your point across but also being a good listener and understanding others, forget about being in the REI game.</li>
<li><strong>Hustle</strong> &#8211; Lining up your joint venture partners, obtaining financing, managing all the appraisers, inspectors, realtors, placing and showing tenants the property all require a large amount of hustle. Sure, you don&#8217;t need to hustle 365 days a year to perform well, but you sure better be able to hustle every time a deal starts to come together!</li>
<li><strong>Commitment </strong>- Are you committed? Really committed to being an amazing investor? Are you making it a priority everyday that you do something that will move you towards your goal of being a real estate millionaire? Now, you don&#8217;t have to do something everyday, but your level of commitment is directly related to becoming better, stronger, faster, smarter, and wealthier. <u>No commitment = Little to no payoff.</u></li>
<li><strong>Persistent </strong>- In my humble opinion, this is absolutely the most critical reason why some real estate investors under-perform. If you want to succeed in this business, you HAVE to be persistent. You will find the best deals by continuously following up on opportunities. You will secure the best financing by continuously trying to find a better option. If your partner backs out at the last minute you have to pick up that phone again and again until you find a new partner. Keep trying, keep pushing, keep being persistent. Do not give up.</li>
</ol>
<p>Sure, there are likely several more traits that you need to have to rise to the top of the real estate investing pile, but if you have most (or all) of the above, you have a very good chance&#8230; in fact I would say you&#8217;re darn near guaranteed&#8230; to become a successful real estate investor.</p>

Staying hydrated is a huge part of staying healthy. It is also a critical aspect of losing weight. Some people make the mistake of only hydrating following their workouts, but this is inadequate. To remain adequately hydrated at all times, you should actually be drinking plenty of water steadily throughout the day.</p>
<p>Eat as many foods that contain fiber as you possibly can. Fruits and vegetables and whole grains are all essential parts of getting plenty of fiber. The great thing about foods that are high in fiber is that they tend to make you feel fuller than foods that are not rich in fiber. So, not only are such fiber-rich foods very good for your overall health, but they can also help you to lose weight by helping you to maintain that full feeling for relatively long periods of time.</p>
<p>Try to get active at least one time a day. Even if you don&#8217;t have a vigorous workout every single day of the week, if you are active during a portion of the day every single day, perhaps by taking a walk or something else along those lines, you are doing yourself and your overall health and well-being a huge favor.</p>
<p>Of course, you will get more out of more vigorous workouts than you will get out of workouts that are less intense, in the sense that you will burn more calories and the set point of your resting metabolism will also rise steadily over the course of time. This is also beneficial for your heart health.</p>
<p>On the other hand, you don&#8217;t want to strain yourself or hurt yourself or push yourself excessively, especially if you have any health conditions that could potentially be problematic for you. This is why the vast majority of fitness experts and health gurus advise you to speak with your doctor before beginning any new workout program. After all, your doctor has the best sense of your overall health history and current health status, so he or she is the best-equipped person to make that determination. (Many people disregard this caveat about speaking to their doctors, but actually it is very important, so don&#8217;t hesitate to speak to your doctor about your exercise plans sooner rather than later.)</p>

<p>You are ready to have your video produced, and you are about to choose a video production company to do it.  Did you know that choosing the right production company will make or break your show?  No matter how great the subject or script, the overall quality they give you will determine where your video falls on a scale between powerful and effective or weak and useless.</p>
<p>Yet how do you know what to look for when choosing a production company?  Video quality is determined by far more than just the types of equipment used or the price being charged.  I&#8217;d like to show you why the quality of your video is so important, how to identify what makes great quality, and how to choose a company that will give it to you!</p>
<p>Why choose great quality?</p>
<p>Show viewers a video with below average quality or even the average level of quality many production companies give, they will have trouble focusing on the message.  Without all of the elements of quality in your video, it will not achieve the results you are looking for.</p>
<p>On the flip side, when you do have good quality, viewers really don&#8217;t notice it.  What they notice is the content of the show.  They become absorbed in your message. When you watch TV or movies, do you think about the production quality?  Most people don&#8217;t notice the elements of the show such as shooting, pace, camera work, lighting, sound, editing, music, etc.  They experience the show and get the message.</p>
<p>Also keep in mind that your video quality will reflect on the quality of your company, yourself and your message.  It&#8217;s similar to the principle of dressing for success!  Your video can impact your image.  Here are some examples of where quality can make a difference:</p>
<p>- A nicely done employee orientation tape or corporate communications tape &#8220;sets a tone&#8221; that can influence the employee&#8217;s perception of the company, inspire pride and can even motivate them.</p>
<p>- In a sales or marketing video image is everything.  For example, who would you hire to manage your money?  An investment counselor who drives a Kia or a Lexus?  Good video quality identifies you as a credible success who can be trusted, and with something valuable to offer.  Poor quality teaches the viewer not to trust you.</p>
<p>- A training tape with good quality says you are knowledgeable and serious about your subject.  It will influence viewers to &#8220;buy in&#8221; to what&#8217;s being shown.  It also says that you value them enough to give them something valuable.</p>
<p>- A demo tape with good quality says you are a successful in demand consultant.</p>
<p>- A public relations video must have good quality for stations to use it on air, and to draw the viewers&#8217; attention.</p>
<p>While paying a high price for your video is not a guarantee of quality, often the opposite is true.  Usually the bargain that&#8217;s hard to pass up is what you should pass up.  There is always someone out there who will charge you less.</p>
<p>Here&#8217;s a little story I heard that says it all.  Driving along the road to work, a man passed the little 2-man barber shop that had been there for ages. The lot was filled to the brim and there were cars lining the street&#8230; There were LOTS of folks going in. As he passed the throng, he saw the sign out front:</p>
<p>&#8220;We fix 7-dollar haircuts&#8221;.</p>
<p>I&#8217;ve had many clients come to me to fix programs done by other companies that were poorly produced.  It may seem like you are getting a deal at the time, but in essence you may be throwing away your money.</p>
<p>It is true that in today&#8217;s economy, production companies have had to drop their overall prices somewhat.  Generally those charging below industry averages are either without experience and/or talent, without the right type of equipment and resources, or those whose businesses are in the process of going under.     Although you may be able to find the rare true bargain, I have seen over and over in the world of video that the old adage is true when it comes to extreme low prices:  You get what you pay for.</p>
<p>What makes great quality?</p>
<p>Let&#8217;s look at several areas that you need to be aware of when determining the level of quality a production company will give you:</p>
<p>Equipment:  Believe it or not, a high priced company using the best equipment does not automatically translate to quality.  You can put me in a gourmet kitchen, but would you serve my food at a dinner party attended by your boss and co-workers?  No way!  It is the same with video.  Having the best tools can help, but without the right knowledge, experience and skills you can end up with an ineffective video that you would not want to be associated with.   So beware of the production company that primarily stresses their state-of-the-art equipment.</p>
<p>It&#8217;s become easier and more affordable to buy video equipment.  So these days, many people are becoming &#8220;video professionals&#8221;.    In fact, it seems like almost everyone these days has two careers &#8211; whatever they do for a living, and video production.  Yet every aspect of video production really is an art form.  It takes talent, years of experience and a wide range of training to make a quality video.  When choosing a company it is essential to look beyond equipment, and to the total package you will be getting.</p>
<p>That being said, the main requirement concerning equipment is that it be broadcast quality.  As long as it falls into that category, you have the potential to receive good quality.   Anything below this will have that amateur, unprofessional look.</p>
<p>Experience:  In my opinion this is probably the most important issue.  It will dramatically impact the way the video is planned, shot and edited.  Think about when you flip through the TV channels looking for something to watch.  Do you stop and view the local cable access station?  Most people flip right by that, deciding in a split second that this not worth their interest.</p>
<p>They may not be able to tell you all of the reasons why, but these days if a show is not done with quality, most folks perceive it and will tune it out instantly.   Almost everyone can make a video with today&#8217;s available technology.  My nieces used to produce their own music videos in elementary school.  However there is a huge gulf between amateur video and a professionally produced show that holds the viewers attention and accomplishes your goals.   There is a huge difference between the quality you get with various professional video production companies.  Experience and talent have everything to do with that.</p>
<p>There are many production companies out there who have the appearance of being able to handle the work, but hire them and you won&#8217;t get the impact from your video investment you are hoping for.  Find people with natural talent along with education, experience and developed instincts, and you&#8217;re more likely to have success!   Ask questions such as the following:</p>
<p>- How much experience do they have creating videos?  Are they fresh out of school, or have they had any professional education?   Is this a second career stemming from a hobby?  The experience level of almost every crew member will impact every aspect of your video, so ask about them also.</p>
<p>- Will the more experienced people actually be working on your video from start to finish, or will they delegate to less experienced people?</p>
<p>- What type of clients have they worked with in the past?  For example, I would not want a wedding video company to videotape my corporate video.</p>
<p>- Does the video crew have good corporate manners?  Can they work well with the people who will be involved with your shoot?  Video crews are notorious for vulgarities and inappropriate dress and manners.</p>
<p>- Can you get references from their other clients?  Are they credible?</p>
<p>- Do they have an in depth understanding of the type of video you are creating?  For example, if it is a marketing video, do they understand marketing concepts?  If it is a training video, do they understand training concepts?  Having the appropriate knowledge helps the director plan, shoot and edit the video for maximum effectiveness.</p>
<p>- Do they seem to know how to create mood and atmosphere?   Can they tell a story effectively?  Are they able to create appropriate emotions?   Look at their demos and see how you feel as you watch them.  Do you feel &#8220;sold&#8221;, motivated, inspired, etc?</p>
<p>- Will someone who understands all phases of production work on your show from start to finish?  As a producer/director/editor, I understand each phase and that impacts how I plan and create the entire show.  Many production companies pass the project along like an assembly line.  The show can become disjointed and ineffective.</p>
<p>The right producer/director will know what questions to ask you, and then they will know what to do with the answers!</p>
<p>Shooting: As I mentioned before, if the camera work is good, the viewer usually won&#8217;t even notice it.   They will simply experience the message.  Take a look at their demo and observe the following:</p>
<p>- The framing of shots.   This means heads will not be cut off, and usually the camera will have the focal point centered on the screen.  If there is more than one focal point, they will be equidistant to the sides of the screen.  These rules can be broken if there is a creative effect being achieved, but you will sense whether or not it works.</p>
<p>- The focus.  You would think this goes without saying, but an inexperienced camera operator may go out of focus and may not be able to get the image back into focus quickly.</p>
<p>- Camera movements.  They should flow smoothly, capture all the important action and information, and add variety to the screen, making the show more visually interesting.   Steady camera moves make the camera work unnoticeable to the viewer.</p>
<p>An amateur may be shaky, zoom in too quickly or not quickly enough, and may have rough camera moves.  They may not move enough to keep the show interesting, or they may move too often.  These things will become distracting. Again, these rules can be broken for effect, but watch for those who overuse these effects or do them poorly.</p>
<p>Lighting:  A poorly lit shot can make you look 10 years older!  If you have a one-inch long wrinkle, poor lighting can extend it to be at least two inches.  Great lighting gives your picture dimension and poor lighting makes your image flat and one-dimensional.  Visible shadows should be kept to a minimum, and there should be no bright spots.</p>
<p>Sound: Great sound is essential.  Today&#8217;s audience is savvy when it comes to good sound.  If it is less than perfect, you will increase the likelihood that you will lose them.  Poor sound is like going to a fantastic movie but the people behind you won&#8217;t stop talking!  Professional sound is crisp, clear, not too loud, not too soft, and you hear only what you are supposed to hear.</p>
<p>Add music to a less than perfect audio track and the music will sound like an increase in noise.  Add the right music to a well done sound track and it can transform the listener.  Check the following on their demo:</p>
<p>- Sound volume.  Is it consistent and audible?  Does the viewer have to strain to make out words?</p>
<p>- Clarity of sound.  It may be loud enough, but without clarity it still can be a strain to make out all the words.  Think about sound on cable access stations.  You can often hear a kind of echo, like they are talking into a tin can.</p>
<p>- Background sounds.  For example, air conditioning, airplanes, lawn mowing, footsteps&#8230; Sometimes it is impossible to avoid, but whenever possible, these sounds should be avoided as they will be very distracting.</p>
<p>- Music.  Is it right for the video?  Is it playing at the right volume?  Music should never overpower or distract. Yet the right piece can set the tone.  It can create excitement, calmness, etc.  A long piece can actually seem shorter and more interesting with energetic music.</p>
<p>Video effects:  Page turns, tumbling boxes with video in them, funky wipes &#8211; recognize those from your wedding video?  Effects do have their place, but usually your video is not that place!  The very occasional effect is fine in most videos.  An abundance of them can make a video look very amateurish.</p>
<p>Editing:   This is an art form in itself.  A talented editor will know how to choose the right shots, cut them together smoothly to tell the story, create a mood, teach a concept, and sell your product.  Things to watch out for are cuts from the same angle over and over, hard cuts that don&#8217;t make sense to the brain, etc&#8230;</p>
<p>It really takes years of training to be able to identify the elements of a well edited video.  However, once again I would say that when watching a demo, you should not even notice the editing.  The video should draw you in and flow smoothly.</p>
<p>A well made video can be a powerful tool.  When you are investing your time and money, it&#8217;s important to educate yourself so that you can get the most gain possible.  A savvy buyer can invest the same time and money, yet get much more payback.</p>

<p>A shopping center, sometimes called a shopping arcade, mall, or a shopping precinct, is simply a location that has one or several buildings that hold multiple shopping outlets for different goods and services. It forms a good one-stop-shop for all a person may need to buy. Identifying the best shopping center for you is very important because it saves you time, and money on top of being convenient for you. So, how do you choose the best malls to go to for your shopping needs, and especially if you are new to a place?</p>
<p><strong>Pay attention to word of mouth</strong></p>
<p>To start with, listen to the opinions and recommendations of the people around you. Be they family members, neighbors, friends, or work colleagues, some of these people have a deep understanding of the shopping spots around and will readily tell you the ones to go to, and the ones to avoid. Using their recommendations, you can now visit a mall and get the feel of the shopping experience yourself to either confirm the advice, or do discredit it.</p>
<p><strong>Location</strong></p>
<p>The location of a shopping precinct should be easily accessible, with well-maintained road network leading to it. This is especially so if you will be using the mall to do heavy furniture and fragile items shopping. Again, sometimes you may need to rush to the shopping mall after work, or for emergency shopping. <p>When choosing your ideal shopping arcade to be using regularly, it is important to compare the prices of items in the different arcades in your neighborhood. This comparison allows you to find out which center has more expensive shops and which one offers the same items cheaper. Then the choice becomes quite obvious. You may also need to compare the quality of items offered by the various stores and avoid using a mall that houses poor quality product outlets.</p>
<p><strong>Trust your gut</strong></p>
<p>Finally, trusting your own gut feeling, simply called intuition, is the main basis for a comfortable choice of a shopping mall for your regular use. What are your feelings when you enter a given shopping mall? Do you feel attracted to the shopping outlets therein? Do you feel comfortable inside the mall? Answering these simple questions honestly will give you an answer to the best mall for you. Also check out the cleanliness of the shops and stores in the shopping center. Disorganized, cluttered and dirty shops are a good probable reflection of the kind of service you expect from the shopping outlets. Again, grouchy shop attendants, with poor communication and demoralized moods are a clear indicator of poor service.</p>
<p>Therefore, as you choose the shopping arcade to use, make sure to do a good research on the kind of service you expect, the different outlets available in the mall, and what you items you can shop in which mall. The location should also be ideal and convenient and above all, the shopping center should attract you to visit regularly.</p>

The trend began almost 4 years ago, when statisticians noticed that less and less graduating medical students were choosing primary care, or family practice, as their specialization. In a recent survey conducted by Merritt Hawkins &#038; Associates, for the Physicians&#8217; Foundation, it was found that about 150,000 (or half) of the country&#8217;s family practice physicians planned to quit practicing or see fewer patients over the next three years. With less family medicine physicians entering the workplace and more physicians leaving family practice, it is sure to create an abundance of available employment opportunities.Physicians, who are in the phase of choosing a specialty, have been gravitating towards other, more focused, fields of medicine. With the ability to charge a premium and focus on one particular region of medicine, choosing a focused specialty can be alluring and lucrative. Having found their particular niche in medical school, or perhaps during internship, most prospective physicians are choosing to remain within that focus when seeking employment. Family practice treats a broad audience, and a broad knowledge is needed in order to properly treat these patients. While it may not be as enticing, it is often just as rewarding.What seems to be shocking is the finding that family practice physicians are planning to leave their practices, or reduce their number of patients over the next three years. Many physicians cite frustrations with the current Medicare reimbursement structure. When Medicare does not reimburse the physician for the full cost of the services provided to the patient, the physician is forced to bill the remaining balance to the patient. It is often that these patients are unable to pay the remaining balance because they are elderly citizens living on a fixed income, and many of them do not carry supplemental health coverage. Physicians who are self employed, working as an independent practice, cite that they have experienced a dramatic increase in the required non-clinical paperwork required by Medicare.We all know how frustrating paperwork can be! With all the complaints filed it&#8217;s important to consider that although family practice physicians may be feeling it more strongly, these are concerns that have been voiced by physicians throughout the industry.With the shortage of primary care physicians comes great hope for those seeking employment opportunities. There is growing availability in almost every area of the country, but specifically rural areas. With patients in great need of finding an established family practice, there are also growing opportunities for physicians looking to start their own practices. Small groups of physicians are opening family practices in farming communities and are finding it difficult to keep up with the amount of patients wishing to be seen. They are able to work together and spread the responsibilities of patient care, hospital rounds and call duties among the participating physicians. Often, they are successful enough to offer salaries and benefit structures that are competitive with urban markets. Additionally, these rural family practices serve the community, not only by providing much needed health care, but also by providing employment for support personnel.			</p>
